Browse Margate Street Directory

To search Margate streets by address, begin with the county parcel roll and map, then compare deeds, public voter data, permits, and older reverse listings. The Margate street directory approach separates a property's owner from the people who may live there. That distinction matters across Florida because a tax mailing address may be far from the home, and many residents never appear on a deed. An exact address is still the best starting point. It anchors the parcel, keeps similar names apart, and gives each later record a place to match.

Walk a Margate Street

A sound Margate street directory search follows the address through separate systems. The Broward County Property Appraiser Property Search supplies the parcel owner, situs address, mailing address, legal description, and sales references. Situs means the physical property address. It is not the same as the address where the owner gets mail. Neither field alone names every person in the home. Use the folio, Broward's parcel identifier, to keep the same land tied to later results.

  1. Enter the exact Margate address in BCPA. Copy the owner name, folio, situs, mailing address, subdivision, lot and block, and linked sales references.
  2. Open the BCPA map. Pan along the named street, click nearby parcel polygons, and use Previous Parcel or Next Parcel to build a street-by-street list.
  3. Use the public monthly Florida voter extract when a lawful by-street view is needed. The self-lookup form is meant for a voter checking their own status.
  4. Take the owner name or Book/Page/CIN into Broward Official Records. Match the legal description before treating a deed as the same property.
  5. Add Margate permit and code files, then consult reverse directories for occupants who may never have owned the parcel.

This chain answers different questions at each stop. The parcel roll establishes ownership and land identity. The deed shows a transfer. Voter data can place an unprotected registrant at an address, but registration is not a full household count. A reverse directory can name an occupant for a printed year. No one record turns a Margate street into a complete roster.

Search Margate Parcels by Address

BCPA accepts an owner name, street address, or Property ID. Its parcel card is unusually rich for a street directory. The summary can show the owner, separate mailing and property addresses, use, zoning, year built, building area, legal description, exemptions, and sales. Sales History includes a date, transfer type, price, and Book/Page or CIN. The blue recording reference can lead straight to the deed, which saves a second broad name search.

Margate Records Organized by Street

Several custodians hold address evidence, and access is not limited to one website. BCPA offers free property and map searches plus telephone help. Broward Records, Taxes and Treasury provides the deed index, online images where available, mailed copies, and a Fort Lauderdale counter for older media. Margate Building and Code Compliance add municipal files. Elections officials supply the lawful public voter-data channel.

A parcel number links property and many recorded documents. Street spelling links city files, voter rows, and directory entries. Keep both. If an online tool fails, call the custodian or file a narrow request that states the address, record type, date span, and desired electronic format.

Note: A public index may name an owner or registrant, but it does not certify every person living at the address.

Margate Streets, Canals, and Parcels

Margate's planned grid is easy to misread as a plain run of numbered blocks. The city's address map uses NW and SW prefixes, numbered streets and avenues, subdivisions, and major roads such as Sample Road, Atlantic Boulevard, State Road 7, University Drive, and Banks Road. Roughly 30 miles of canals cut across the city. A near street number may sit across water or inside a different development, so visual parcel adjacency is safer than assuming two addresses share one continuous block.

The official Margate address map is the municipal street reference, while BCPA controls tax-roll situs and parcel data. Margate Engineering/GIS can make custom maps, charts, reports, mailing lists, and a documented 500-foot zoning-radius analysis. Its maps are approximate, not surveys. For boundary or title work, rely on the deed and recorded plat. A plat is the filed map that fixes a subdivision's lots, blocks, roads, and easements.

Turn a Margate Address Into Deeds

Broward's recorder does not treat a raw street address as the normal deed-search key. County guidance tells the reader to obtain the owner from BCPA, then search that name in Official Records. A current parcel card may make the handoff faster through its linked Book/Page or CIN, the county instrument number. Once a deed opens, compare the grantor and grantee, recording date, parcel ID, and full legal description. Names alone can point to a different person or lot.

Online depth changes sharply. Full name searching begins July 7, 1977 at 1:47 p.m. From March 9, 1972 at 11:28 a.m. to that cutoff, searches require an instrument number, book/page, or record date. Earlier records move to Search and Copy Services. Images generally reach back to August 24, 1998, though older index entries may still appear. All plats and maps remain searchable regardless of date. The older counter media reaches 1871, and county guidance describes certified ownership instruments since 1883.

Exact cutoff tip. Keep every Book/Page and CIN from a later deed. Those references can carry a Margate street search across the period when names cannot be searched online.

Read Margate Homestead With Care

A homestead exemption is useful evidence that someone claimed the parcel as a permanent Florida residence. It is not a live resident list. BCPA warns that an exemption stays with the property through the calendar year of a sale and is removed the next January 1. A newly sold Margate home may therefore display the seller's exemption after the buyer takes title. The owner mailing address can also differ from the situs for sound reasons.

Compare the deed date, owner name, exemption year, and the next assessment roll. Do not use the flag to add a spouse, child, renter, or other household member to a street directory. It supports a narrow claim about an exemption, not the makeup of a household. This is one of the most common traps in by-address research.

Margate Street Permits and Cases

The Margate WebPermits tool searches active permit inspection results by permit number or permit address. It can date work and show inspection status. The applicant or contractor may appear, but neither role proves residence. Permit numbers before 23-2124 route to the automated inspection line; later permits may continue online. ProjectDox handles electronic applications and plan review through an account.

Code Compliance inquiries add the address, case status, cited condition, and next action. When the online dashboard does not expose enough detail, contact the office or use Margate JustFOIA. Phone, fax, mail, email, and an in-person request to the City Clerk are also valid. These channels make a street directory more useful for dating changes, yet the files still document property activity rather than a full list of residents.

Note: State and city permit rules change, so confirm the current inspection path with Margate Building before relying on an old result.

Margate Voters Listed by Street

Florida's identity-gated voter lookup asks for first name, last name, birth date, and acceptance of a legal notice. It is intended for a voter to check their own record. The documented by-street source is the monthly statewide extract from the Florida Division of Elections. Public fields can include a voter's name, residence address, party, status, precinct details, and participation history. Participation means which election, never the ballot choice.

The extract omits confidential and Address Confidentiality Program voters, preregistered minors, and other protected records. It also cannot name children, unregistered adults, or all people at one home. Inactive status does not prove someone moved. A voter can reactivate by updating a registration, requesting a mail ballot, or voting. Treat the roll as dated evidence, then compare it with the parcel, deed, or a directory year.

Reverse Margate Street Directories

A criss-cross directory starts with an address and names the listed occupant, the reverse of an alphabetical name search. Broward Main Library keeps a searchable City Directories database on the fifth floor, and Periodicals holds older telephone directories on microfiche. Exact Margate title and year runs are not published online. Ask staff to check regional Fort Lauderdale, Pompano, or Deerfield volumes because small postwar communities were often bundled into broader books.

Parcel
A mapped unit of land identified by a county folio.
Situs address
The physical location of a parcel, separate from its owner's mailing address.
Plat
A recorded subdivision map that fixes lots, blocks, streets, and related boundaries.
Criss-cross directory
A printed or digital directory arranged by street and house number rather than by surname.

Directories can include a phone, occupation, spouse, householder code, or vacancy mark, but private compilers missed homes and published irregularly. Absence is not proof that no one lived there. For full collection details, use the Margate city directories page.

Keep Margate Parcels Matched

No authoritative citywide Margate street-renumbering year was found. The larger continuity risk is a shift in postal city, ZIP, subdivision wording, or directional prefix. Margate locations can use ZIPs associated with Margate, Coral Springs, Coconut Creek, or nearby postal geography. That does not move the underlying land. When an older deed or directory disagrees with a current label, search the folio, subdivision, lot and block.

Margate's postwar origin also shapes the trail. Development began with a large land purchase in 1953, town formation followed in 1955, and city status came in 1961. Many address histories begin with subdivision plats and post-1953 deeds, not a nineteenth-century city listing. The public 1950 census predates the municipality. Permits, regional directories, news, and the deed chain bridge the gap until later federal schedules open.

Limits of Margate Street Records

A Margate street directory cannot reveal every renter, guest, child, or other household member. Property data names owners. Recorded deeds name parties to an instrument. Voter files cover registered voters while omitting protected people. Driver records, Social Security numbers, utility-customer details, protected addresses, and sealed files are not general street data. Even an address that appears in several sources may be old or tied to mail rather than daily occupancy.

Use street records for family history, civic research, scam checks, and a careful study of property history. Confirm a result with the office that holds it. Florida law also protects people whose addresses are shielded through Safe at Home and other statutory exemptions.

Lawful use. Never use Margate address records to stalk, harass, threaten, or intimidate anyone. Florida stalking and cyberstalking law is found in Fla. Stat. ยง784.048.
